Dundalk and Essex in general, are not great neighborhoods but they certainly aren't "war zones." 

I have spent about 25 hours analyzing the listings on Idealista, Piso.com, and a few others to get a sense of the neighborhoods, rental figures, key features at different price points, sales prices, etc.

Tom Napier,Section 8 has been great for me and other investors especially in the rougher/ borderline neighborhoods but you still have to go through the inspection process to have the unit approved.

Please let me know if these numbers work, or if there is concern in this deal.The property is in a B class neighborhood and both units built in the 1983.

Still got it at a deal, fixed up some units, stabilized it, and had it refinanced w/ all my money out (and then some) in about 3 months.Just today I bought a property in the hottest (hip) neighborhood of Houston. 

They often are naïve that many D neighborhoods investors can not even receive rent regularly. 

Being a midwest/rust belt raised guy, I'm confident that I can find very simple and cookie cutter 3 bed 1.5 houses for about 60k in Michigan, Indiana, Ohio for 60k-ish and rent for $700 a month in decent neighborhoods.  

Under contract for an office building in a neighborhood zoned R3.

There are at least two carbon copy examples in the neighborhood and this seems to be a low complexity project.
