Commercial building on residential zoning

Hey everyone...I recently found a property in my area that is being sold as a residential lot but it has a commercial building on it. What are some of the factors to consider based off the circumstances and what questions should I be asking the listing agent ? I’ve already done some research but would appreciate any input. Thanks.

You should call the city and make sure the use is grandfathered in. You should know that even if it is grandfathered, if you take the building down you likely will not be able to use it as commercial anymore. There may have been a variance granted at some point. The building and zoning department should have all of these records if you swing by there.
