You may also find that leverage will allow you to purchase multiple properties or a mix of properties and notes - thus creating some diversification within your real estate portion of your portfolio.  

Hello BP -I am currently structuring a mixed use residential commercial redevelopment opportunity in seacoast NH.

I plan on growing a mix of both for cash flow + appreciation.Anyone have a good recommendation for an agent(s) in this area?  

Five or ten units with too much mix and match and your garage will get full of paint cans and you will need your own catalog to track it...even if you use two colors maybe stick with those in your rentals, a trademark...I would think efficiency and not hgtv...

I'm looking to purchase a mixed use property in Lafayette, Indiana.

Are they tech savvy and can communicate and sign docs online, or I am going to have to drive over with paper and wet signatures.

For me living in the bay areas with large population growth, job growth, and and strong tech sector I think prices will stabilize.

As to my portfolio it is a mix of Performing notes, a few NP notes, REO purchases (found through contacts with my mentor), and a wholesale property I bought with a BP partner.  

I would add the tax-free sale data to the mix on your sale question.
