The most common advice that I've heard is have rules written clearly in your lease and stick to them no matter what.

Basically every question you can imagine has already been asked in the forums, its just a matter of searching and reading. 

It's simply matter of consumption.

Keep in mind the board only meets once a month for such matters, and if your tenant is turned down, you might have to wait another month.

We've been in a world where it doesn't matter whether you're a first time home buyer or 5th time homebuyer, you go through the same process and pay the same fees. 

Granted, as I approach the $1M budget, I'll be most likely looking at a commercial situation (5+ doors), at which point my personal income may not matter.
