I’m a truck driver recently just moved out my apartment to cut expenses and start this journey of planing the long game with real estate.

Currently own my primary residence and 2 investment properties are a beach condo (short term) and single family home (long term rental).The problem is I run a successful business and have no time to do the research in new markets, deal flow, upgrades, making sure cashflow, property management, etc.I am also not a real estate professional.

Whose cat is it, how is the crawl space access (from outside or inside) and how long did the tenant know it was a problem?

I also buy long term rentals out of state and just put an offer on one in Arkansas.

I am not evicting them because they are still paying the rent but I don't want to continue leasing to them come Oct 1.If I give them notice of non renewal long before the lease expires, they will get angry and thrash the place.
