There was more ABS than cast iron sewer pipe (replaced over the years) and copper runs but the layout was changing so location of plumbing features had to move.  

These guys manage remotely and use your team of local repair guys for a super affordable price.

I did not read the entire post -- sorry if it's a duplicate.call around to all local cabinet specialty shops -- high volume shops sometimes have orders that fall through and are custom made for someone else's space that can be a great deal -- and retrofit into the space in which you need it.hope this helpsalso if you install the prefab unfinished cabinets yourself you can do an average sized kitchen for 1200 + 200 for paint/stain done in 3-4 days max

My lender is about to prequalify me for $250-350k, and I target the Cincinnati market as I am located in LA, California, so an out-of-state investment.

Having that consultancy could be huge, I would look at a SBA loan from a local lender or who you bank with or a credit union.You could start this overseas but most likely you would need to sign docs in the USA.

I'm competent, local, and a realtor, and I'm looking forward to developing a winning system.

Maybe should've been a flip but I think it does awesome over the long term because of the location.
