I am looking at purchasing my dad's house as he gets ready to move into a retirement center and was looking for an opinion on my simple financial proforma on the house.I am a first timer and normally would not be looking at a full retail value purchase, but it is my dad.

The property was €260,000 and offered €230,000.My simple question is this, I don't want to use any of my own money, over here cash or loan, it doesn't matter. 

He listened to what we wanted (Keep it simple) and set up our LLC exactly as needed.

That's my 2 cents anyway.I use list source but as I mentioned it's a pretty simple list and could easily be generated via any number of other sites.

Or something that a simple "Use at your own risk" sign posted will resolve?

Finally we think we will decide to go with prosper.com, they will charge 5% points in the loan instead of upfront, but it took us a long time to talk to their supervisor to figure out  their amortization schedule. we thought they have fixed interest rate, but it is a simple interest loan.
