In this case, it appears that you will be doing business in CA.Just be mindful that CA does require an $800 fee for all LLC's doing business in CA or organized in CA.You may want to consider an asset protection alternative.

Not sure what your primary residence situation is, but house hacking can be another great alternative.

Pay your debt is your best alternative at mom.

I suspect alternate finance methods may be very helpful to a young investor such as yourself (subject to, owner financing, lease options in a year or two, private money, etc.). 

Exactly, they may not be as lucrative, but they are still better than the alternatives.
