Since she is a dual agent, maybe try an appointment with her managing broker, bring a letter in writing and be prepared to discuss that you felt you were pressured into making the offer with the high earnest money deposit and no contingencies (especially if that was the agent's idea and not yours) and that you feel the agent should have pointed out the high-power wires so close to the property (although since they are right there, you probably should have noticed them yourself so not the best excuse), that apparently there were many offers so the seller should not have much trouble selling to someone else quickly and that you want the contract released with your full deposit back due to feeling like you were not represented to your satisfaction and didn't really understand that she was not representing your interests.

I've noticed there are also a few flips going on in that area as well.Living near Federal & Evans, I can honestly tell you that I get flyers, postcards, and letters from investors at least 4 out of 6 mail delivery days a week with people wanting to "buy my home" for cash.

The current owners have a local business and I had thought sending a personal letter directly to the business might be a possibility or researching where they live and sending letter directly to their house (which seems a bit stalker style).

.. oh please ..i figured i was paying to little .. do mean to be a jerk ..here is my suggestion ... send a letter beforethe beginning of the month explaining how much you appreciate them as tenants and how nice it has been having them there taking care of your properties and because of this you have held back on raising the rents even though all the properties are renting for much more .. but, you are sad to report that the rents do need to go up $80 a month starting in 30 days at the beginning of the next month ..

As long as payments arrive on-time, they tend to seek bigger fish to fry, like notes going into default.So, make sure to have a "Plan B" in case you get that dreaded letter from the lender.

If you delined them because of something that came back in reports you bought about them you need to send them your service provider's declination letter giving them an opportunity to get a copy of the report and correct any errors.
