The value in a 10 year term (better refinance rates/sale value) would be worth it to me to drop their rental increases to 7.5%My question is, is this something I could realistically handle myself (with a lawyer of course) or do large national tenants really want to deal with licensed brokers?

If they're being evicted now, you might have a limited time to avoid getting an eviction on your background... probably worth asking a lawyer.

I was able to argue that similar to foreclosures not being considered an "arms length" transaction (a whole conversation in itself) and thus wasn't representative of the true market value, this owner paid too much money unknowingly and shouldn't be additionally penalized.So, you could request lower on the purchase price but you would have to be explaining to the committee how you screwed up when you bought...did a waterline burst and you didn't have insurance, the hoodlums broke in and trashed the place after purchase, etc. 

If they don't leave then you would have to get law enforcement and/or a lawyer involved.Best,Paul

-Contact HUD (BP is preventing me from listing their phone number)-Take the landlord to small claim's court-Contact the local media and tell them about the situationYou can even find a lawyer who might take the case pro-bono just to nail the landlord to the wall. 

I figured I'd ask Biggerpockets before paying my CPA and lawyer for their advice on the matter.

Hi Ian,I'm certainly not a lawyer so I'm not sure of the legal options you have but if you didn't actually sign anything it sounds like the worst they could do is keep your deposit. 

As with all legal advice, I think it's best left to a lawyer.
