I don't run into this exact issue on my larger buildings as we have to contract with private garbage services in the Chicago area.

There's definitely a learning curve and a much larger time investment in the beginning as you set up systems and get to know your property and market, but set up good systems and a good boots on the ground team and it can hum along in the background for the most part.  

I'm assuming that you don't have a lot of liquid assets.

@Ed Goble I know you kind of addressed this, but why not a line of credit on the house for liquidity?

But now it should be even faster before I can save up for the next one.The next move is liquidate the charlotte house and 1031 into either a multifamily or a portfolio of small SFRS.

Honestly, if you want to BRRRR, it might be better to try to find those deals now, just look for ones with minor rehab (paint, floors, maybe new bathroom fixtures) and you'll start building up a little rehab experience without the risk of doing a larger rehab.
