Im in the process of studying for my license. 

I am 99% sure that here, I cannot sidestep my statutory obligation (to mitigate loss of rent by re-renting expeditiously) with lease language, but I am going to check.I probably wouldn't actually make them pay, just use the fact I have a right to to encourage a smooth transition.

I wouldn't be surprised if your lease has language that a minimum temperature must be maintained during the cold months. 

I have been studying it for some time in its entirety but I will tell you that my eyes still go glassy, trying to figure out the formulas for more complicated scenario's. 

Being a CPA gives you greater insight into the tax benefits and the financial issues surrounding real estate investment that other people have to really study hard to learn or pay a lot of money for advice.  

I'm a little more concerned that the study we commissioned also appears to have missed that key difference.

They should have a Unified Development Ordinance or Land Development Code document (many are online now) that could have language regarding the use of mobile homes in their jurisdiction. 

I have been studying investing in rental properties for the past year and am currently working on analyzing deals to pull the trigger on my first house hack rental property here in Gainesville, FL!

Some of them have language requiring you to list with their brokerage if you sell while being managed with them.
