It's worth getting into a relationship with a contractor who is willing to come along and do some detailed work about kitchen bathroom, plumbing electrical, foundation, roof, etc, and a number to go along with each in exchange for hopefully getting the job or if not, a fee for the work done from you.

This is a very stable and competitive market- good houses sell within days of being listed.I walked through the property once- needs some cosmetic updates, new carpeting, wall paper taken down, ideally redo the kitchen in the one unit.

It needs updated kitchen and bathroom, and new flooring, some other minor stuff like replaced baseboards, and of course paint (but I feel like that is always a given with any property).
