I would not pay for any investor training seminar.The ones I've attended have been very short on detailed, actionable information and long on sales pitches to get you to sign up for their next level of training.Being both a licensed agent and an investor has its benefits.

I have witnessed and been the victim of many actions by the board I would consider questionable, if not downright irresponsible.Our board engages in practices that are not in the best interest of the HOA members and I'm very curious if there are any "HOA Watch" style sites that allow the establishment of a forum SPECIFIC for a particular HOA community where the members can collectively compile and share information that is otherwise known by individuals only.

Can an HOA claim "no responsibility" for actions of its contractors

It seems to me that in an instance like painting or roofing, where the homeowner is specifically prohibited from choosing their own contractor or doing the the work themselves, that the HOA takes on the responsibility of the outcome of its chosen vendor's actions.

Another way to look at it is the Taxable Value is personal to the owner and the Assessed Value is to the public since certain actions can be taken by owners (like Homesteading) which create the cap on the Taxable Value.
