And yes I was watching the youtube videos of these CPA’s.If this is the case, we cannot qualify as real estate professionals, we cannot also qualify as active investors since we exceed the gross if filing jointly.

All the builders ive talked to in Cape are giving me prices (100-110 a sqft) that wouldn't make me anything when i resell because thats what the houses are already selling for....Im open to joint ventures with builders or Project managers whom i would pay a fee to over look the project or anything else.Thanks for any input

I used a guy on fiverr for $800 he did a three scenario analysis and has 10+ years of underwriting. we did it for one floorplan that we build in Columbus Ohio called the Lillian and it shows if someone was a lender on that deal, a joint venture partner, or a retail person.
