As far as your 100k in equity, you will not get that when you sell.

I'm not at all a fan of cultured marble countertops because random soaps and products can discolor and damage them, and the 80s swirl is so out, but I've had good luck with shower surrounds and tubs.

As far as strength, you just dont have enough shoring on the way up the stairs maybe. a 16' stair requires more than a stringer attached at the top and bottom to be structurally sound. 

Keep that in mind as  you search...oh, and all of this is single family home numbers.  2-4 units are here...but it is really rare since land is so inexpensive here. 

As far as a REI activity, it's that important. 

It is so important to have an agent who has this knowledge and is willing to keep their finger on the pulse of what is happening across the state. 

Also as far as risk - If I'm doing A/B properties, with A/B tenants - I feel there is risk, but minimal risk.Really hoping I can qualify for mortgages.

@Randy Mattila i am in the same boat. i am planning on going the JV route and then from there transition to syndication. as far as raising capital what i have realized is, you the investor are not asking people for money but rather you are presenting an opportunity to them where they can get returns that they could not get from the bank or the stock asset, moreover the opportunity is backed by a hard asset!
