In the past we've been doing this in Phoenix but lately things have slowed down and we are looking for other areas to invest in.In general the rehabs require low maintience upgrades and concentrate on durability and we aim to avoid any unecessary upgrades that are not considered in rent calculations by HUD/S8.

I've been doing buy and hold investing on rental properties for the last 3 years but aside from reading books and articles on the internet, really haven't had the opportunity to interact with other investors or to bounce ideas with a much bigger audience.Upon my areas of current interest are creative financing options for tenants.

I have already read books and Internet forums about how to be a good landlord and what not.

I just want something that actually works so I can concentrate on it and work..

I personally concentrate on tax deeds.

In some areas an internet valuation site might give a close valuation, I can't see it being close enough to buy a property on.

Also bought them and had a small 6 unit apartment building.I own a marketing company that does Search Engine Optimization, Marketing Consulting, Internet Marketing, Direct mail, and I am involved in other business projects (joint ventures with people, etc.)Anyway, enough about that...My goals are to purchase mobile home parks where the park owns the land--not park owned mobile homes.
