In the past we've been doing this in Phoenix but lately things have slowed down and we are looking for other areas to invest in.In general the rehabs require low maintience upgrades and concentrate on durability and we aim to avoid any unecessary upgrades that are not considered in rent calculations by HUD/S8.

I've been doing buy and hold investing on rental properties for the last 3 years but aside from reading books and articles on the internet, really haven't had the opportunity to interact with other investors or to bounce ideas with a much bigger audience.Upon my areas of current interest are creative financing options for tenants.

Although I personally have not used them...I know of a few investors that have...http://www.greatimpressionshomestaging.com/They concentrate mainly on Bergen County so expect to spend a few bucks.I can also recommend an RE agent that does home staging for rehabbers.
