Since I was in Texas and planned on staying there I found out that I was qualified to take a test for a broker license so I took the test and got my license but have never done that full time.Regardless of what I had I felt more comfortable with the construction business.

We are in several different markets now, and we are tested everyday.

For testing and remediation Breathe-ritemold.

Both could meet the 3% or maybe even the 4% test.

Not sure about Virginia but in NY it takes one guy to "test and make a plan" and a completely different guy for actual remediation.

Investing in SFH is very time intensive and you need to think about how to keep it running. 

You may have the right idea with building a personal residence (easier financing) as a way to test the waters.

I suggest you test the waters, contribute in the forums, exposure never hurts.
