I think most people forget that the majority of landlords are individuals like us, not big corporations. 

Keep listening to the podcasts, check out the MLS to just analyze properties in your area, read some of the books offered here on BP, and I would also suggest surrounding yourself with like minded individuals.  

Unless, they offer to pay rent in advance, then, smile and say thank you!

Does the level of participation of each member ( active vs passive ) make any difference on the type of loss shown on each member's individual return ?

If they are paying their rent, aren't they free to keep their residence as they see fit; so long as it does not cause damage to the unit or infringe upon other tenants' rightful enjoyment of their individual units?
