The appraiser will not compare it to a nearly identical 5, 6 or higher unit count even if it's next door. 

I'd invest first, but do worry about income verification for a lender as well.

I'm proceeding with employment verification - bureaucracy takes a day or two.

In the worst areas, you can expect prices to swing wildly from one street to the next based on criteria that simply isn't captured in a lot of real estate data.This is how crazy it can get: I used to own two identically constructed houses on different sides of the Monongahela River, 2.6 miles apart.

There seems to be a lot of critics but based on my experience trying to set up an identical relationship investors said "why do I need you?"

Pick a name that represents the kind of person you are and the kind of business you want to be, not one necessarily about real estate.Build your brand and identity around your name.  

The problem deepens: The old landlord chose to go with a non-standard lease agreement that does not cover the topic either smokers or pets in any way, not even a passing mention (and there's no addendum for either as well).I want the two male tenants out; I have been told that they are smoking in the house (including marijuana), though at the moment I do not have any personal verification of this (I do know they smoke outside). 

Still wondering what kind they were looking for (rehab, straight purchase, no income verification etc..)

Reason for QTA was forcing someone to either find the true identity or remove the cloud on the title so I can sell the property.
