Alot of my clients and partners (myself included) are divesting of multiples and leveraging in HOT areas, 2 familys at the minimum and ideally larger unitsI often host investors on day trips to Detroit and give then tours and insight into what projects we are doing and whats available in the area.Also working on VR tours of specific properties.

By the way, I’m not saying that you can’t make money renting those thrashed homes and host keggers.

In fact, myself and another CA investor host an "out of state real estate investing networking mixer" every few months in LA so look out for that if you're in the area.Like you, I am living in CA much of the year, but I focus on investing out of state for the 3x cash flow and reasonable cost of real estate.
