Honestly, I personally, as a layman, don't see why you could dissolve the entity you created and start with a new one structured with the bells and whistles of what you want? 

Honestly, 5 payed off townhouses are cash flowing well, and as I understand it they're affording your parents retirement.

I am, to be honest, really scared and hesitant to try this but any and all feedback would be appreciated.

@Cory Lucas,Honestly, you should be happy-- he went from paying late, to now there are 2 incomes so rent should be paid on time... that being said, if they continue to be late, talk to them.. say she needs to apply and your lease needs to be updated, to M2M.
