I would highly recommend that you speak with an attorney that does this on a regular basis to ensure you are protected and to ensure the loan docs are legally binding - the loan docs are of course key to ensure that you have documents you can execute on in the event of a default (mortgage, note, assignment of rents, personal guarantee, etc.). 

I would highly consider using a reputable company and opt for a Debt Service Coverage Ratio (DSCR) loan for a rental property for several reasons.

The thing is, it’s rare to find a SFH in my target markets that fit my buy box because of either high prices or condition being a bit too distressed for what I’m comfortable taking on as a first purchase and having no experience in rehabbing a home.

What I'd really like is to use the money as a downpayment to gain the power of leverage, but as I understand it I can't, and I can't loan it to my LLC.

Tax rates are very high level, so you will want to adjust that as you pick a more specific location to model out.

Hi Nicholas,Philly is chalk for of crime and I have been to Allentown/Bethlehem Leigh high valley areas a number of times.

Highly suggest attending local meet ups and picking everyone's brain at those events.
