When I told prospective tenants I live in the building and am constantly working on it, not only did it attract anybody that might be on the fence, but also weeded out anybody who might be into excessive partying or illicit activity as these people usually like places where the landlord may only drive by 1x per year.

While I agree that bedrooms make more since as you can have more roommates, but if the home is overly inconvenient, they may not stay long and you may lose the extra potential in excessive vacancy.Your economies of scale are not including vacancies.
