I believe doing that would create a pretty safe and healthy portfolio, and if you have any additional cashflow pay down the loan quicker and do it again.

The hospital, through Healthy Homes or something like that, and lots of investors are changing the neighborhood.It might be worth a trip to go to the Healthy Homes office and take a look at the map of properties rehabbed and built.
