The Owner seems to have done an excellent job taking care of all his properties. rents are 450 & 475 which is right on, for our area, will try to bump the 450 unit up $25 to match.

Could put a carefully selected short-term renter in there for 6 mths to cover overhead, then do your repairs in the winter and list it next spring, targeting a signed contract at the 12-mth mark.Of course, you can try to sell it for cash to a hedge fund after you repair it.

I could care less about knowing how to landlord, so I always use property managers and never buy locally (CA returns are horrible).I recommend turnkeys if you buy outside your area, and especially as a beginner investor!
