Despite many failures they mostly show their best effort to do things right.

After many discussions over dinner we have decided to make an effort to find rental homes to help create financial freedom.

The cost and effort required to form and maintain a simple LLC for each property you own is not astronomical, although exact costs range by state.Some people also choose form only one LLC and hold multiple properties in that LLC. 

The SFH market seems to have a lot more options, but for the  time and effort that goes into owning a property, the cash flow for many of the SFHs within my budget just doesn't seem to be worth it. 

@Dawn Anastasi @Mark Cruse   no one is arguing that locals can make this work, do make it work and enjoy the benefits. were this falls down is out of country or out of state and no partners watching the asset just PM's.. and many PM's just are not going to manage these types of low end houses.. not worth the risk and effort.... 

A popcorn ceiling with several coats of paint requires considerably more effort.
