I want to begin investing with a house hack, but more generally use this position (with it specifically being in the RE industry) as a jumping-off point for a career in investing, eventually full-time. 

The other deals I have are private money but I still usually have at least one deal with them going at all times. 

I recently purchased a property in San Francisco, and it came in 70% land to 30% structure, flipped from the previous long time owner's 30% land to 70% structure.

Seems like low $200s is accurate based on square footage and amenities.Just trying to be cognizant of the sellers expenses for having owned the home for a short period of time.

I would intent to live in the property during the first year when I am in the United States, my wife will live there full time for 8-9 months during that year and I would use the property as a legal primary residency. 

As to the septic system issue, the Smokies are full of 2 bedroom cabins that "sleep 16". 

I now actually live in Colorado full time and am looking to get started. 

I have spent a great deal of time operating in the construction industry as a company owner, and I know the processes and challenges that come with the job.

Has this person submitted an application because my qualifications are strict and a lot of time the person doesn’t meet the basics so the esa doesn’t even come into play.
