I never do a full refund, i always take a small amount for CC charges. i guess i would say it depends on how much. if it was over say $5-600, i would probably refund.

Newer homes are not always the "safest" - you'd be surprised at some of the high cost repairs that even new homes run into.I don't have an age limit on homes I would operate - many of mine were built in the 1950s and are great structures!

I assume there maybe some nuances when one turns their primary home into a rental (not house hack but full rental so my wife and I will move out).
