If I complete the repairs and put a fresh tenant in there, I can bump rents up to $1,200/mo (again, make sure a local property manager can confirm market rent for you). 

But if it’s a fresh number, how do I get started with that kind of capitol ($30-50k).

By a direct violation I mean, you say no storage on the steps and they put stuff on the steps.
