I have a  2 bedroom 2 bath- 1200 square foot condo that I purchased in 2008 for 67k, it’s worth 105k- 110k.

Anybody in the San Diego Area willing to mentor a brand new highly motivated individual trying to get a foot in the door?

Purchase price: $74,100 Cash invested: $18,5003 bedroom, 1 bath, 1200 sq foot single family home near top rated elementary school.

But getting to 100 times, is going to take some work, A LOT of research and asking around, googling cost per foot of roofs, concrete in your area, etc.

I was thinking buy a duplex and live in half and rent the other half to get my foot in the door or renting.

That PM charges what seems like a lot but they do a good job and make us good money (virtually 100% booked at a price per square foot that is hard to believe (it rents for >$0.50 per foot per day)).Most of the time being a PM is easy. 

It feels so much safer because if something goes wrong or other unit is vacant for a few months (hopefully this will never happen) we could afford to foot the mortgage without the other sides rent.

Happy to hear any gaps in my thinking that you're seeing.I have so many questions, and honestly just want to make sure I get off on the right foot with partners.

I would question the resale value on your $200 per foot remodel.Good luck

Not to mention what if the house was design for slab-on-grade and not a 4' deep footing.
