@Stanci MarchLot of red flags here...One, when discussing commercial properties, you should be talking about rent rolls, current occupancy, NOI, Cap rates, etc..You're telling us $0 down, then you tell us you're putting down 10% pulled from one house and more from another.

Anyone that inquires before you waste your time I would make sure they know what your qualifications are and see if they fit, if three are any red flags then you pass on that potential tenant

If there is an arms length agreement or that verbiage and if the servicer sees that they will deny the short sale / flag the buyer from purchasing the home.

Yup Comply ,,,comply and smile..As far as rust on furnace,, sand it off and spray paint it..if it's the exterior.. if he red flagged it.. you got issues and might need a HVAC guy to service to ok that's it's up to use.At least he didn't hit the electrical panel or outlets, gfi's ,, roof.. or sidewalks/ steps for cracks..You could ask if you can still get ok to rent, and he'd probably say OK... with time table for reinspection.. set.... did you ask??

Make a phone call to seller telling them you think their insurance might cover the loss and that you will be sending a demand letter with the hope and expectation they would forward it to their insurance carrier to cover the loss.
