I've heard great things about Michael Blank's model but haven't used it myself.I used to use RedIQ which automates part of the data entry process (as long as financials and RR are in a compatible format).

Every step of the process besides the finish work was different than flipping a home.

I’m in the process of refinancing a house to get some cash out.

Historically, 95% of my business has come through Airbnb, where I've found their process for handling guest issues and damage claims to be quite effective.

I'm targeting properties valued at around $400K.I would greatly value any advice on how to navigate this process.

Obviously the value in DSCR loans come from the processing (should be quicker) and by keeping it in an entity and off of your personal credit/DTI.I am aware of one lender utilizing 401k funds on deals, but its a newer program so I would need to look more into the details.

I have 50 K to put on a down payment and I am open to out of state investing after getting little hang of it locally.I am not looking for high amount of cash flow and focusing more on property appreciation and wealth accumulation.I also wanted to Ask busy professionals with none or limited REI knowledge about their beginning of investing journey, how did you navigate this process, any courses you recommend, how did you find your mentors and what challenges you faced and troubleshooting them.
