why it is a good / bad time to buy house?

I need someone to explain to me, why it is a GOOD/BAD time to buy a house? most people say the price of the houses wont go down why? Price of the house s will go up why ?

I know there are a lot of petty casual answers to this but i want to learn more about todays market and what's gonna happen IN YOUR OPIONION based on your past real state buy and sell experience...

Real Estate is a time rewarded investment. It’s harder (bad) to make money in the short term and easier (good) to make money in the longer you own. 

There is not either or in real estate. It depends on your situation. Do you have the money to buy and have you done your research?   It’s a good time to buy if it’s right for you.  We are seeing some amazing deals for cash buyers in the Reno, NV market in multi family. But without cash it’s a bad time. Make sense?
