@Travis AndresIf you do not have other assets to secure against - your best bet would be a private lender willing to take risk of essentially providing an unsecured loan.There are people out there that do this - expect very high interest rates.

If you can take in $1750/month, it seems like it would be worth keeping… at least in the short term.  

Even if you do everything by the book, chances are some home owners will eventually feel angry and resentful at you for taking their house from them and profiting from it, and all they have to do is file complaint with AG.

It’s a great way to upgrade your portfolio without taking a tax hit.

You think it will take down rent fron near properties to MHP or create preference to MHP ? 

If I pay with cash it will take up most of my money that I have set aside to perform renovations on the property.

Hopefully that will get them to take the cash for keys option. 

So many of you are going to get wacked as inventory keeps growing MoM / YoY while the fed keeps their rates higher for longer.

I have personally been raked over the coals on some south side properties with squatters because I wasn't prepared for the time it would take to stabalize the building.

Whenever I take my spouse to one of these 2000 SF houses, I can see money and potential, but he doesn't want me to buy.
