I have been investing in Rental property for over 25 years and have been interested in forming a corporation to limit my liability, but my wife has always been negative on the cost of creating a corporation and a fear of the unknown.I have recently been reading "Rich Dad Poor Dad" and "Quadrants".

My only fear is that these developments might cause saturations, but as you pointed out...there are different affordability for different classes of renters in a market.

As Austin said, there are cheap houses, but I would fear the quality of tenants.

I mostly see investors that are moving out of town/state, or have the fear of managing a bad tenant (not necessarily already having that bad tenant experience), are those contracting with a PM.

People that work there do not care and have no fear in getting fired.

The fear of investing is holding others back.

I even joined a Toastmasters public speaking group to help me get over my fears.

fearful when others are greedy, and greedy when others are fearful..  

I was told by other TX investors that the houses are divided into 2 categories: the once with foundation issues and the ones that will HAVE a foundation issue in the future.So, I thought if we buy a house with a REPAIRED foundaiton, we will eliminate the fear of having have to deal with the issue later

I’ve been incorporating the advice I’ve heard from the podcasts to my brain stew: don’t rush, but make a move; don’t make emotional (read: fearful) decisions; the perfect [deal] is the enemy of the good [deal].
