While I'm not a huge fan of this approach, it's cheap or free and very easy to implement.Assuming you do not have anything in the current leases, as each lease expires, you can add a clause/addendum requiring the tenant to pay x% of the bill each month.

Do you have to be a realtor to get access to expired MLS listings? 

I would like to mail to expired mls listings but need to know how to find them.

The relief under the pandemic mtg programs is expiring and borrowers will have to start making payments again adding additional defaults.

I had a Brokers License which I let expire back in 2012 because I was only using it for mortgage stuff at the time and got out of that.

Glad to worked out, but I think it's extremely optimistic to schedule a new tenant's move in, the day following the current tenant's lease expiration.

The reason some agents swear by door knocking, cold calling FSBOs, and expireds, and other agents complain it doesn't work, is because the ones that have been doing it consistently for years are getting better and better, and continue to follow up and get more results from past efforts.

The list of actions includes things like, collect security deposit, collect first months rent, provide move-in condition form, receive signed move-in condition form back, periodic home inspections, receive proof of renters insurance, provide tenant with move-out procedures and signed copy of move-in/move out condition form, send tenant renewal notice, send tenant notice of non-renewal, etc. at the top of the spreadsheet we have four dates - date application completed, date applicant was approved, lease commencement date and lease expiration date.
