You should always be thinking of what you can be doing now that leverages your current strengths in ways to expand your skill set.If your biggest attributes are time and motivation; working for a real estate agent might be a great way to gain knowledge and experience.

No investor would buy this from you when they could just as easily get something similar (and probably cheaper) by looking on the MLS.  

install Kwikset smartkey locks (home depot and  Lowes carry them) and then you can easily change keys between tenants.

This could potentially and easily save/earn you an extra $1000-$2000 a year.

Neighbor disputes were more easily resolved with the police and code enforcement before (and in this case really, since the HOA is not doing anything about it).

(We did this to keep our debt ratios down, intent was he would get a loan on another property down the road, but he got sick and stopped expanding our partnership) He and his wife had to sign an agreement to encumber the property, but they are not on the mortgage document or on the mortgage in any way.
