I think I am starting to figure this out due to all the great help here on BP and some great books on SDIRAs too, but just want to make sure as we are some serious talks with a motivated seller about our next purchases.I understand the concept that when I use leverage in the form of a non-recourse loan in a SDIRA that their will be tax due on the percent of profits that are *related to that financing*.

Be interested to hear if anyone has any experience with RealNex or Property Metrics and what advice you can give me for understanding the quirks of these tools.  

It would be better if they understand what you are doing.

I'm attempting to read, decipher, and ,ultimately, understand the data.  

I do understand that each market is unique and what works in one market does not necessary work in another. 

I should have made it more consistent and easier to understand.

There will be plenty of "on the job" learning experiences that you won't completely understand until you've encountered them even after reading about it every book and article.

Make sure you understand the condition of the property and if you will need to make any significant repairs or rehabs.Also understand the tenant situation.
