Have you formed legal entities yet? 

I would first check if its legal to add a kitchen, then if so I would make it self contained with kitchen, WD, etc. 

A good way to do this is to identify what caused the extra costs on past projects and examine how they could have been avoided.

These plans typically cost a bit more to establish due to the legal work, but in most cases will save you considerably over the long term.

A friend and I are looking to form a lasting RE partnership and looking to get it legally drafted. 

I agree with Jason... speaking from experience new construction around here can be years of headache and legal action. 

The beginner should take a beginners course on real estate, and learn all the fundamentals and legal theory as a foundation.
