Interestingly today I was at an open house and someone told me the way they do it is by developing a close relationship with the owner, even renting a room in the house for themselves, and managing the STR, spitting the profits.

If you don't have any entitlement remaining, you still have options for a VA loan, though they are less attractive.Beyond that, there are still other ways to get into another place for either low or no money down.

Yes you can buy properties extremely cheap there but the flipside is that once yoI've rehabbed them, recouping your rehab and purchase money will prove difficult because of the low property values .

We like self-storage because even if there is a recession, and people downsize, those people will have a need for self-storage, as evidenced by storage occupancy rates during past recessions.
