It is a big difference over time, but I had never really thought about it before today.

I thought the same thing until I did a few. takes ~4 weeks and $300 and fairly painless.

I have never done a loan like this.. but I always wondered what the thought process wasI understand the 5 to 10 million dollar loan with no recourse.. mainly because the PG is worthless anyway as in who has 5 to 10 million sitting around to pay off a bad loan ... :) not many leveraged to the hilt real estate investors that's for sure..but if its a great deal why not snag it and if you don't like it flip it and make a few buckaroos... just a thought.

Most days aren't this eventful but thought id share.  

My thought was to possibly purchase a multi-family unit (duplex, tri, or quad) so that I could live in one unit and take advantage of the 3.5% down payment requirement of an FHA loan.  

Looking for people's thoughts on purchasing a multi family in this area right now.

Please share any thoughts and advice.

Have you thought about quitting college just all of a sudden?

My thought process being, God forbid something happens to me they can avoid probate since were considered joint tenants.

I'm active duty military and going on deployment very soon..I thought it would be a good time to start the process of becoming a real estate agent to work my way up in the real estate field.
