A week or two of free booth rent, an upgrade to the space, etc.

@Ben Leary It sounds like you're on the right track, I'd recommend upgrading to a pro account so you can start running the numbers on of the properties you find on Zillow.

I do not want to be a flipper but I do not mind buying a property where I can do many aesthetic upgrades to it in order to modernize the exterior and interior. 

We are not interested in kicking people out but obviously want to upgrade the property and raise the rent.  

I upgraded to premium a couple of weeks ago because they were doing a 50% off deal.

Upgrade to a more all inclusive professional software like buildium or propertyware but that will start at about $50 per month and go up but you get more of a one stop shop. 

We usually budget 20k per unit and then some extra for other common items like upgrading electrical service for example.
