One mistake I made was I put too much time and made my bid pricey, after a few great comments, and giving out favors in exchange for feedback, we have adjusted to an "investor mindset" and have been hitting the sweet spot where it brings everyone to the same plate.Lessons I learned during this learning curve was, not all want "retail" quality finishes (where all our commercial and government contracts are of the only concern), they are more concerned about time and money.

If flying over is not an option for you,, I think you have no choice but to wait the 6 months out and get yourself ready with all the peripherals - solidify your plan of action and market,  reach out to potential partners and suppliers, research financing options, insurance, management etc etc- so when you do finally get there- you can hit the ground running.The other option that I am now  getting more involved in slowly - is online  crowdfunding - A lot less hands on- but far more doable long distance.All the best

Changing to S-corp status would most likely make sense at the beginning of the year relative to 2016.Contributions calculations are somewhat different in a sole proprietorship situation as vs once you start taking a w-2 from your corporation - though the amounts end up being pretty similar.Bottom line is that you will want to sit down with both your CPA and a quality plan provider and put together a strategy that will help you maximize the tax efficiency of your business as linked with a Solo 401k.

More insight of the current numbers (considering a 4.5% interest rate for the new loan)House 1Monthly payment(PITI+HOA): $1,700/moPotential rent: $2,300/moCashflow w/o management company and allowance for repairs(house is in great shape): $600/moHouse 2Monthly payment(PITI+HOA): $3,964/mo (if offer is accepted but I believe the case study is valid for any other house)3964-600 (cashflow)-1700(mortgage first house)----------------------$867 I have to come up extra with every month.In this particular house there is also a room with bath that could be rented for about $800/mo (efficiency, as we call it down here).
