Interested in duplexes, 3s or 4s in my area, in a way I can use BRRRR to develop cash flow, and acquire 10-20 properties over the next 3-5 years. 

I have a single family which I’ve rented to a family member and a duplex, both are in a crappy market that is not growing much, so I’m looking at venturing into another city.

It's a duplex and needs a bunch of updating to take it out of the 70's...old windows, fake marble bathroom panels, plywood in 2 rooms for floors, etc. 

Duplexes are different than most 5+ multi.

Both of the houses that i own are in (one is a duplex actually) are in gentrifying neighborhoods. 

I am currently looking at duplexes to start with until I can get enough equity built up to go bigger.  

The home is fine, but I've found some water damage in the garage wall (where an ice dam backed up) and would like to replace the drywall and ensure there is no mold present.

Property #1: Found a 3100 square foot duplex that needed some tlc but for the right price I could afford the repairs.

We put new cabinets, granite, stainless, redo bathrooms, knock down walls, new flooring, and paint in some of our unit turnovers.

My agent found me a full duplex that has had the interior completely renovated for $350k, the larger side has a 1 year lease for $1,450 a month which would leave me paying $860 a month for my side if I don't rent out the other bedroom.
