Then, the only way it is going to dry is by water vapor moving through the pores of the stucco - and that is slow.

Even if there are noticeable, persistent water problems, the grading around the house can be adjusted, and once it stays dry, I would just go in and refinish it - I just need to know if I need to account for that in any offer I may make or not.Thanks!

If so, that is leaving out property taxes, insurance, maintenance fees, capital expenditures, and property management fees, so that $250 dries up pretty quick.

Tenants don't care what the roof looks like as long as it keeps them dry (unless you have a high end rental)You can easily put gutters on later while a tenant is living there and paying rent.If you did do all these upgrades/repairs how many months rent would you loose?
