A letter from you highlighting the positive features of the new home you find attractive (bigger yard for my dog, another bathroom for my teenager, etc), paired with evidence that you did in fact historically owner occupy for a year (old utility bills, old mortgage statements, old paystubs, etc, addressed to your then-current residence work), would make it pretty rock solid, but this is still ultimately an underwriter judgement call.Because preapprovals are not property specific, they can never incorporate this, so it's on you to set yourself up for success on this front.

i briefly had a job with some investors. i was the bird dog but they also showed me how to look up basic info on a property. they problem is all i had to my disposal was google and the free info i was able to come across. this wasnt too helpful because the info i found was often outdated. the investors paid for a subscription to websites like property shark to get all the info they needed on a house.so my question is what are the websites/ resources you use to research a property?

An easy way to get some capital is start networking with other investors, seek to work for them in your spare time for free to learn from them, and bird dog deals to them to make some side profit.
