Just because they say its okay over the phone doesn't mean they won't deny you when it comes time to run it through an underwriter.I had a broker get upset with me because I insisted she not commit to an appraisal (cost of $450), before clearing underwriting, unless she were going to foot the bill if I was denied. 

When the conversation doesn't feel "right" for some reason I'll deny it.

Even after my agent told HUD that she became sick...HUD denied our request and the property went back to HUD inventory.

Insurance provider could deny claim and say it was a maintenance issue for example.

I got denied for a Target card had to pay $500 for a secured credit card (you get the money back after 12 months) put it to use paid it off and in a month I was approved for a 150k fha loan and bought my first house with 7k out of pocket.

Denying that one will occur or dismissing it as an impossibility will put you in a precarious position when the tide goes out.
