Hi Anita,The issue is at 48 units you may or may not be able to employ a full time repair person for the complex with the gross income that comes in.Buildings at 50,000 a door are generally older buildings that require more maintenance and the demographic of the tenants tend to wear down the properties more and cause repair issues more frequently.

For these reasons Dollar stores tend to stay out of high end areas as it does not meet their demographic and the gross sales volume per store is low.Dollar Stores generally build in poorer areas and then at the top mid level areas with median income of about 70,000 tops when the national average is around 54,000.

You can probably find a local real estate agent that would pull the information for you showing the demographics of the area, etc.Remember, "spec" means speculation, and it is the highest risk building you can do.
