If you wait until the situation presents itself and then try to fumble your way through it, the tenant can see that as a sign of weakness or think you're trying to gouge them.Final note: DO NOT let the tenant use the deposit to pay the termination fee or last month's rent!

You'll see much better efficiencies of scale and you can force appreciation, which you can't do with residential.I'm not sure if you can do a 1031 from one property into 4 and still defer all of the taxes.

With buy and hold if I paid too much or discover higher than expected deferred maintenance I simply hold it long enough to get all my money back.
